A second Agricultural Workers’ Dwelling permitted on an established unit to secure generational succession

We were approached by an established poultry enterprise operated by a family in South Gloucestershire. 

The enterprise, which brings on 235,000 broilers each year, was now passing into the hands of the next generation. Quite rightly the retiring generation wished to remain in their own home for which they have worked so hard, and therefore secondary accommodation was required for the next generation.

Citing both Paragraph 84(a) of the NPPF which requires the need to support generational change on farms, as well as Keen v Secretary of State for the Environment 1996 which acknowledges the impracticality of generations living under the same roof, together with providing a comprehensive appraisal of the farm’s essential need for a work to be on site 24 hours a day, permission was granted.

In this instance, a now redundant poultry shed was identified for demolition and replacement with a new dwelling. In doing so we were able to keep the new dwelling within the farm’s existing built form and also mitigate any impact upon a nearby heritage asset.
